Venue Rental Terms
Hello there! To keep things fair and smooth for all guests, please take a moment to read through this page.
By booking with KEI Studio, you agree to the following terms and conditions.
Please note:
The maintenance fee is a fixed charge that goes toward the studio’s general upkeep and sanitation before and after every booking — this includes deep cleaning, restocking essentials, and ensuring all amenities are ready for you to enjoy during your time in the space.
However, please note that the maintenance fee does not cover resetting the space or cleaning up any mess created during your session. You are required to reset the space to the same condition as it was handed over to you before leaving, which includes (but is not limited to):
Returning all furniture, equipment, and props to their original positions
Clearing general mess (e.g. confetti, balloons, food crumbs, leftover food/ drinks, or materials brought in for your session)
Removing all decorations and adhesives used during your session
Disposing of all trash (you may use the bins outside the entrance)
Wiping up any spills or stains
Clearing and cleaning after your pet(s)
Booking time includes setting up, tearing down, and cleanup (as outlined above), and we recommend factoring in some extra time to ensure everything goes smoothly.
In the event of any incidents requiring additional cleanup (e.g. balloons, confetti, party poppers, glitter, adhesives, food spills, drink stains, pet accidents, or other difficult-to-clean materials), additional charges will apply.
For your convenience, a broom and dustpan are available in the pantry storage room if needed for any cleanup - Just return them to the same spot after use!
Studio Etiquette
To ensure the cleanliness of the space, we do have a no-shoe policy — All shoes are to be removed at the entrance located on the 1st floor.
Smoking or vaping is strictly prohibited anywhere on the premises — this includes outside the entrance, along the corridor, or near neighbouring shopfronts. If any evidence is found, including but not limited to scent or residue, the entire security deposit will be forfeited. For guests who wish to smoke, there is a designated smoking bin located near the bus stop just a short walk away.
Please keep music and noise at a respectful volume to avoid disturbing others.
In the event that you arrive late, your booking will still end as per your end session time to ensure that subsequent bookings are not affected.
Studio Usage
Light decorations on the wall/floor are allowed, provided they are fully removed and do not leave behind any adhesive marking or residue. Please note:
A $50 cleanup fee will apply if there is any adhesive left behind
A $100 repair fee will apply if there is any damage to the wall/ flooring, paint, or surfaces — including but not limited to peeled paint, residue marks, or scratches
Please do not remove, adjust, or tamper with any fixed wall decor (eg. framed pieces, backdrops, floral wall, and any mounted decorations). These elements are part of the studio’s permanent styling and are not to be changed.
The track lights have been pre-aligned for optimal use — please refrain from rotating, adjusting, or repositioning any of the lights during your session.
All equipment, props, and amenities must be handled with care and used appropriately. You are responsible for keeping all items in good working condition throughout your session. Any loss or damage resulting from misuse, negligence, or accidents will be your responsibility and may incur repair or replacement charges.
You are responsible for ensuring that your conduct and activities within the space comply with all relevant laws and regulations.
Please note that the setup may vary depending on the period of your booking (e.g. Christmas, Lunar New Year), and any festive setup may result in a different look from the photos shown. If you require a specific setup, please check in with us before making a booking.
Event Setup & External Services
You are welcome to bring your external catering! However, please note that you are responsible for cleaning up after your event — This includes packing up leftovers, disposing of waste, and restoring the space to how it was found.
All catering, deliveries, and event setup/teardown activities must be carried out entirely within your booked hours and personally overseen by you or your team. KEI Studio is not responsible for any deliveries, services, or vendors that arrive or remain outside of your booked hours — Please plan all arrangements accordingly.
We recommend that you allocate sufficient time for setup, teardown, and pack up within your booked hours. Overtime fees will apply for any usage beyond your booked hours, including but not limited to delays from vendors, late arrivals, or extended teardown.
Extension of Hours
Any extension of booking hours is subject to availability — If you would like to extend your booking, please check in with us early so we can check on the availability for you.
For any extension informed in advance, the extension rate will be calculated at the base hourly rate indicated during booking confirmation.
Overtime charges will be enforced if the studio is not promptly vacated within 10 minutes after your end booked hour, regardless of reason. This will be chargeable at 1.5x of the base hourly rate indicated during booking confirmation, calculated on a 30-minute basis.
Bringing Your Pets
Safety fences have been installed within the premises to help keep your furkids from wandering unsupervised, but please note that you are responsible for the overall safety and well-being of your furkids throughout your session.
Feel free to let your pets enjoy the furniture — just kindly use a cloth or blanket if they shed heavily.
We don't require diapers, but we do recommend them for all pet guests to help keep the space clean and accident-free.
You are fully responsible for cleaning up after your own pet(s) on the premises — this includes the entire studio space along with shared spaces (i.e. outside the entrance, along the corridor, or near neighbouring shopfronts). All waste must be properly cleaned or disposed of immediately.
Others
To keep things fair and smooth for all guests, please note that failure to comply with any of the terms or house rules may result in penalty or overtime charges deducted from the security deposit — for full transparency on the penalty or overtime charges, please refer to the ‘Handover’ section under our Studio Guidebook, which will be shared upon booking confirmation.
The security deposit is refundable upon a satisfactory handover of the space within 14 days after your session, provided there is no breach of any usage terms and no additional cleanup is required after your session.
KEI Studio reserves the right to reject, refuse, or cancel any booking that we deem not aligned with the intended use of the venue, our house rules, or what we consider acceptable.
Liability & Indemnity
KEI Studio is not liable for any loss, theft, damage, injury, or fatality that may occur on the premises or as a result of your use of the space.
You are fully responsible for any damages or legal issues arising from inappropriate behaviour, illegal activities, or violation of our terms / house rules by your team, guests, or clients.
By using the space, you agree to indemnify and hold KEI Studio harmless from any and all claims, demands, actions, damages, losses, liabilities, costs, and expenses (including legal fees on a solicitor-client basis) arising from or related to personal injury, death, or property damage incurred during or in connection with your use of the space.
Cancellation Policy
More than 60 Days from event date: 100% refund
30-60 Days Before from event date: 50% refund
Less than 30 days before from event date/ No-show: No refund
KEI Studio reserves the right to amend these terms and conditions at any time without prior notice.
